Welcome to FutureBUILDS DIGITAL!

FutureBUILDS DIGITAL is more than just an online course — it’s an invitation to step into the world of real estate development and reimagine who gets to shape our cities.

This program was built for aspiring developers, community leaders, and entrepreneurs who want to create housing and projects that reflect the diversity, resilience, and creativity of our communities. Whether you’re here to explore your first small project or to lay the foundation for something bigger, you’ll find the tools, knowledge, and community to support your journey.

Over the course, you’ll:

  • Ask the big questions — about your goals, your team, and who you’re building for.

  • Learn the rules of the game — zoning bylaws, building codes, and regulations that define what’s possible.

  • Explore design and feasibility — from measuring your home and lot to considering project types and costs.

  • Understand financing — how to structure deals, stack capital, and build a pro forma to test your project’s viability.

  • Build your team — discovering the professionals and partners who will help turn your vision into reality.

  • Connect to community — finding strength and inspiration in peers, mentors, and collaborators who are tackling the same challenges.

By the end, you’ll not only understand the process of development from idea to execution, but also feel empowered to take your first steps — backed by the knowledge, resources, and community that make success possible.

This is where your journey begins. The future of our cities is being written right now — and you have a place in shaping it.

Module 1: Getting Started

Before you dive into zoning maps or financing spreadsheets, it’s crucial to start with you.

In this module, Michael helps you explore how your personal circumstances — where you live, your financial situation, your timeline, and your goals — shape the kind of project that’s right for you. You’ll discover different project types, learn strategies for managing your living situation during construction, and consider the most important question of all: who are you building for? By the end of this module, you’ll have clarity on the big-picture vision that will guide every decision to come.

Module 2: Site Possibilities - Rules & Regulations

Every property is shaped by a set of rules — and knowing them is the first step toward making your project real.

Joel introduces you to zoning bylaws, building codes, and other regulations that determine what you can (and can’t) build. You’ll learn how to read zoning maps, interpret terms like setbacks and lot coverage, and spot overlays or exceptions that affect your property. You’ll also explore heritage protections, tree bylaws, and when to bring in professionals. This module transforms complex bylaws into practical tools, empowering you to see opportunities where others see only limits.

Module 3: Feasibility & Design

Sam takes you into the nuts and bolts of feasibility — turning your property into a real set of design options.

You’ll learn how to measure your home and lot, analyze space for potential units, and match your project type to your site. From basement conversions to garden suites, you’ll explore how different designs fit different needs and budgets. You’ll also look at cost drivers and trade-offs so you can start to imagine what’s realistic for your circumstances. By the end of this module, you’ll be ready to sketch out the first contours of your project with confidence.

Module 4: Financial Analysis & Project Feasbility

Dreams need dollars to become reality.

Marcel and Jason introduce you to the world of real estate finance, breaking down the capital stack, sources of funding, and common deal structures. You’ll learn the essentials of building a pro forma — a financial projection that shows whether your project is viable. A real case study brings the numbers to life, showing how income, expenses, financing, and returns come together. You’ll also explore how to approach lenders, stress-test your assumptions, and align your financing with your long-term goals. This module gives you the financial literacy every developer needs to move from vision to execution.

Real estate development is never a solo act.

You’ll learn when you can manage things yourself, and when the smartest move is bringing in expert support. You’ll also get practical tips on starting small, managing timelines, and building relationships with the people who will become your partners. By the end of this module, you’ll see clearly that your team is one of your most important investments.
